Record Q1 for Originations and Payoffs

If you are a developer in Greater Boston right now, you already know how difficult it is to find a lending partner who will pick up the phone, give you a straight answer, and actually close on time.

The last few years have tested every relationship in this market. Banks have pulled back. National lenders have tightened their guidelines. And too many borrowers have been left standing at the closing table waiting for capital that never arrived.

That is the reality we hear from developers every week. And it is exactly why First Boston Capital Partners exists.

Our Q1 2026 results tell the story better than any tagline ever could. We posted record $60 million in new loan originations and record $60 million in loan payoffs during the first quarter.

These are the highest quarterly figures in our firm’s history, and they represent the strongest start to a year we have ever had.

But the numbers alone do not capture what matters most. Behind every origination is a developer who needed capital to move forward. Behind every payoff is a project that was completed, sold, and delivered to market.

That is the business we are in. And we are proud of how Q1 unfolded.

What the Q1 Numbers Actually Mean

Let’s start with the originations. $60 million in new loans across a single quarter is significant for any private lender, but especially meaningful for a firm that underwrites, funds, and services every loan entirely in house.

There is no outside approval committee. There is no third party servicer. Every deal that closed in Q1 went through our team directly.

The featured originations from Q1 2026 reflect the diversity of projects we fund across Greater Boston and New England:

$11,510,000 for a new construction apartment project in Auburn, Maine, one of our largest single originations and a signal of growing demand outside the immediate Boston metro into northern New England.

$5,345,000 for a new construction condominium development in Watertown, Massachusetts, a market where experienced developers continue to find strong buyer demand.

$4,800,000 for a single family home bridge loan on Martha’s Vineyard, where seasonal timelines and limited contractor availability make speed of execution essential.

$2,000,000 for a new construction single family home in Wellesley, a community where land values and construction costs demand a lender who understands the local economics of an affluent market.

$1,400,000 for an apartment bridge loan in East Boston, one of the most active rental markets in the city.

$865,000 for a three family condominium conversion in Somerville, the kind of bread and butter deal that keeps Somerville’s housing stock growing one building at a time.

Each of these transactions moved from application to closing because our team had the capital, the market knowledge, and the underwriting ability to say yes quickly and deliver on that commitment.

$60 Million in Q1 Payoffs Tells the Other Half of the Story

Originations get the attention, but payoffs and repeat business are the true measure that our loans and terms deliver results for borrowers. A payoff means a borrower executed their business plan, completed their project, and repaid the loan.

It means the underwriting was sound, the relationship was managed well, and the exit strategy held up in the real market.

The other side of the balance sheet was just as strong, where borrowers returned capital at the same pace. The featured deals include:

$7,500,000 for a new construction single family home on Nantucket, where high end residential projects on this beautiful island continue to perform.

$5,650,000 for a new construction condominium project in Brookline, one of the most competitive suburban markets bordering Greater Boston.

$4,250,000 for two new construction single family homes in Wellesley, a repeat borrower market where developers return to build again and again.

$3,880,000 for a land bridge loan in Brighton, where entitled land parcels move quickly among experienced local builders.

$3,415,000 for a new construction condominium project in Cambridge, where demand from owner occupants remains exceptionally strong along with appreciation levels.

$2,250,000 for an apartment bridge loan in Somerville, another project completed and delivered in a market with very low vacancy.

When you look at these payoffs alongside the originations, you see a that our lending capacity is firing on all cylinders.

Capital goes out, projects get built, and loans get repaid. And then the cycle starts again, often with the same borrower bringing us their next deal.

Why This Matters for Developers Right Now

The broader lending environment in early 2026 remains challenging. Traditional banks continue to hold tighter underwriting standards on construction loans.

Many national bridge lenders have reduced their appetite for the $1 million to $10 million range that defines most residential and small commercial projects in Greater Boston.

As regional banks continue to consolidate across New England, fewer institutions are offering construction loans or carrying investment real estate on their balance sheets, especially for projects under $5 million.

That has created financing demand in the market for developers and investors working in the $875,000 to $2 million range, which is exactly where the majority of our lending activity falls.

We work directly with investors looking to grow their portfolios and provide the personalized guidance, local market knowledge, and long term lending relationship that a traditional bank simply cannot offer at this loan size.

First Boston Capital Partners, as an affiliate of The Grossman Companies, has been filling that gap for over 60 years, with $1.7 billion in loans, and over $650 Million in loans originated since 2022.

Our model is straightforward. We maintain a liquid balance sheet backed by committed, discretionary capital. Every loan stays on our balance sheet from origination to payoff.

That means you are dealing with the actual decision makers at every step of the process. There is no loan sale, no syndication, and no secondary market volatility.

The practical result is speed and certainty. We can underwrite a deal in days.

We can close in as little as five business days when the situation requires it.

And we can fund construction draws within 24 hours of the request.

For a developer who has a signed purchase agreement and a closing deadline, that speed is everything.

The Relationship Model That Drives Repeat Business

More than 80 percent of our annual loan volume comes from repeat borrowers. That is not an accident. It is the direct result of a lending model that prioritizes relationships over transactions.

Many of our borrowers have worked with First Boston for five, eight, even ten years or longer.

They come back because they know what to expect: clear terms, responsive communication, and a team that understands their business.

Our in house originations team brings decades of real estate finance expertise. We know the local zoning codes.

We know the construction timelines. We know which neighborhoods are seeing buyer demand and which ones require a more conservative approach. That local knowledge is built into every underwriting decision we make.

When a borrower calls us, they are talking to someone who has likely driven by their project site.

That level of familiarity with the Greater Boston market and the New England real estate landscape is something a national lender simply cannot replicate.

A Record Quarter Built on a Proven Foundation

First Boston Capital Partners has originated over $1.7 billion in loans since 2015 and more than $650 million since 2022 alone.

We were named Best Private Lender in Boston for 2025 by Banker & Tradesman in their annual readers’ poll.

And we recently expanded our credit facility with BankUnited through a new $115 million line, giving us even greater capacity to meet the financing demands of our growing client base.

Q1 2026 builds directly on that foundation.

Record originations. Record payoffs. And a lending team that is ready to keep moving at this pace for the rest of the year.
