First Boston services and funds all loans in-house which makes for efficient processing and faster turnaround times.
Some documentation you may need for a real estate loan or draw request:
- Accepted Offer to Purchase or Purchase & Sale Contract
- Project Description (lot size, home square footage, bedroom and bathroom count, etc.)
- Construction Budget for your project (for application purposes just the total amount is fine)
- Comparable sales (not necessary, but helps us understand the value you see)
When you call us, we’ll go over the details needed to assess what loan may be right for your project goals.
Be prepared to discuss and send some of the following, if applicable:
- Property Address
- Property Description
- Purchase Price
- Estimated Repair Costs
- After Repaired Value
- Real Estate Comps
- Photos / Floor plans / Renderings
- Business and Individual Real Estate Background
As an asset-based lender, we can approve you for a loan regardless of your credit or income, giving builders and developers, like you, the freedom to make timely competitive offers on an investment property.
Once approved, we can provide a proof of funds letter*, with the following information:
- Property address
- Buyer name
- Offer price
- Submit your draw request to your loan originator (we can provide a draw sheet for you)
- Schedule an inspection with our in-house Construction Manager (often same day or next day)
- Our attorney will check title
- Upon completion of the inspection and title check, we will wire funds to the account you specify, often within 24 hours of the request!

Steps to Get Funded Fast
Navigating the funding process for real estate builders and developers can be a challenging yet essential aspect of any successful project. Email a copy of your draw sheet to your lender (we can provide this for you at the beginning of
your project). This helps us understand the project’s financial needs and ensures a smooth funding process.
We check title to make sure no subcontractors have filed liens on the property. This is crucial for protecting both your investment and ours by minimizing any legal or financial risks.
Schedule an inspection with our in-house construction inspector. It’s helpful if you are on site for this. But if you can’t be there, that’s ok. As long as our inspector has access to the site, he’ll get the job done!
Upon completion of the inspection and title check, we will wire funds to your project account. This is all generally completed in 24 hours! Our streamlined process eliminates unnecessary delays, keeping you on track for success.
